Plumbing estimate per fixture

Price-per-fixture is a quick conceptual check on a plumbing bid. List fixtures with your material and labor per fixture, add a rough-in allowance from your takeoff, set your rate and markup (the values on load are examples), and compare the per-fixture result to your history.

  • Fixture counts by type
  • Material and labor units
  • Rough-in allowance
  • Cost per fixture

2 · Rough-in & cost (example inputs)

Per-fixture pricing is a conceptual check, not a bid: rough-in piping depends on layout, stacked vs. spread fixtures, and building type. Every price and labor unit on load is an example input, not a market price; replace them from your quotes and history.

When per-fixture pricing works

A check, not a bid

Per-fixture pricing is common for early budgets and for checking a detailed takeoff. It works when the building type is familiar: a repeating multifamily unit, a standard office core, a school wing. It fails when fixtures are spread out, when risers and mains are long, or when the job includes a lot of equipment, specialty piping or underground. The calculator keeps the parts visible: fixture material, fixture labor, and a rough-in allowance per fixture that you set from your own takeoffs.

  • Fixtures. Count by type from the fixture schedule and plans. Carriers, trim and supplies belong with the fixture.
  • Rough-in. Waste, vent and water piping, fittings and hangers per fixture. Take it from a detailed takeoff on a similar job.
  • Labor. Hours per fixture for setting and trim, and for rough-in, from your job history.
  • Markup. Overhead and profit on cost.
The numbers on load are examples, not prices. Fixture prices and labor units vary by product, market and crew. Replace every one with your own.
Formula

From fixtures to per-fixture cost

ItemUsually priced per fixture?
Fixture, carrier, trimYes
Branch rough-inOften, as an allowance
Risers and mainsNo, by length
Water heaters and pumpsNo, as equipment
UndergroundNo, by length and depth
material = Σ count × fixture price + fixtures × rough-in allowance hours = Σ count × hours per fixture + fixtures × rough-in hours total = (material + hours × rate) × (1 + markup) per fixture = total ÷ fixtures
How to write a plumbing estimate

Detailed, then checked

A detailed plumbing estimate counts fixtures, measures piping by system, size and material, adds fittings, valves, hangers, insulation and equipment, and applies labor units. Per-fixture pricing then serves as a check: if your detailed number per fixture is far from your history for the building type, find out why before bid day.

RenderDraw's AI takeoff proposes fixture counts and riser runs from plumbing plans and schedules with their sheets, so both the detailed estimate and the check start from verified counts.

Where RenderDraw fits

Fixture counts and pipe runs, with sources.

RenderDraw reads plumbing plans, risers and fixture schedules, proposes counts and runs tied to the source sheet, and routes uncertain items to estimator review.

  • Fixtures counted against the schedule. Traceable to plan and schedule.
  • Pipe runs by system and size. Proposed for review.
  • Addenda through the same review. Send the changed sheets back through takeoff and estimator review.
  • Your pricing and labor. Applied after approval.

FAQ

Questions estimators ask.

How do you estimate plumbing per fixture?

Total the cost of fixtures, rough-in and labor, apply markup, and divide by the number of fixtures. Use it to check a detailed estimate against your history.

What is included in a plumbing fixture price?

Typically the fixture, carrier, trim and supplies plus setting labor. Rough-in piping is often carried as an allowance per fixture.

When is per-fixture pricing unreliable?

When fixtures are spread out, risers and mains are long, or the job has significant equipment, underground or specialty piping.

How do I write a plumbing estimate?

Count fixtures, measure piping by system and size, add fittings, valves, hangers, insulation and equipment, apply labor units, and add overhead and profit.
