Demo scope is in the notes. Read all of it.
Demolition plans mix hatched areas, keyed notes and "remove existing" callouts, and the real conditions are only known on site. RenderDraw proposes removal quantities from demo sheets with the note that drives each one. MeasurePro documents what is actually there.

What demo estimates miss.
- Implied scope. Notes that imply removals not drawn.
- Hazardous materials. Abatement is usually separate; confirm the survey.
- Haul-off and disposal. Volume and dumpster count.
- Protection and shoring. For what stays.
Where any AI takeoff needs a person.
RenderDraw flags these for review instead of guessing. Ask every vendor how they handle them.
- Degraded scans. Sheets under about 150 DPI, faded ink or creases through annotations lose detail. RenderDraw flags them and asks for a better source.
- Custom symbols. Low confidence until reviewed examples exist.
- Implied quantities. Items a note implies but the drawing does not show.
- Verbal changes. Anything agreed in a meeting but not on the documents.
What we checked (November 2026)
- OSHA 29 CFR 1926.850(a): before demolition starts, a competent person must carry out an engineering survey of the structure, covering the framing, floors, walls and the possibility of unplanned collapse. Adjacent structures where workers may be exposed must be checked too, and the survey must be documented in writing.
- Asbestos NESHAP (40 CFR 61.145): the owner or operator must thoroughly inspect for asbestos before demolition or renovation. For demolition, written notification is required at least 10 working days before work begins, even when the amount of regulated asbestos-containing material (RACM) is below the removal thresholds (260 LF on pipes, 160 sq ft on other components, or 35 cu ft).
- Price these separately. Survey reports, abatement, and owner-furnished versus contractor-furnished surveys belong on their own lines. They shouldn't sit inside a per-square-foot demolition rate.
When drawings aren't enough: selective demolition in existing buildings depends on conditions the drawings don't show, such as concealed utilities, extra layers of flooring and hazardous materials. Carry an allowance or a unit price for unknowns, and walk the site before you bid.
Run one bid side by side.

Ai demolition estimator, answered.
How do you estimate demolition?
Take off removal quantities by type from demo plans and notes, verify existing conditions on site, then price labor, equipment, haul-off and disposal.
Can AI estimate demolition?
AI can propose removal quantities from demo sheets and keyed notes. Implied scope and site conditions still need an estimator.
How do I document existing conditions?
MeasurePro, RenderDraw's iPhone and iPad app, captures rooms with photos and notes.
Does the AI decide the price?
No. It proposes quantities with sources; your estimator approves them before your assemblies, price lists and labor units are applied.
Can I test it on my drawings?
Yes. Send one representative plan set for a free sample takeoff. Your files remain private while we assess the request, and there is no obligation to proceed.
Send one plan set. Judge the result yourself.
A focused, no-obligation evaluation on your own drawings. Your sample files remain private while we assess the request.
- Upload one representative plan set (a legible PDF set is the most reliable starting point), plus an addendum if you have one.
- RenderDraw reviews the set and the scope you want tested.
- We follow up with what was extracted, what was flagged for review, and the most useful next step.
