A scope of work that leaves no gaps between trades.
Scope gaps are where change orders come from: work everyone assumed someone else was doing. This template makes you write what is included, what is excluded and who does the excluded work, with the documents, logistics, schedule and closeout requirements alongside.
- 10 standard sections
- Exclusions by named trade
- Contract documents list
- Word format

Example values are placeholders. Replace them with your own rates, units and company details.
| Section | What to write |
|---|---|
| Work included | Specific items with location and spec section |
| Work excluded | Each item and the trade or party that does it |
| Materials | Who furnishes, who installs, hoisting |
| Schedule | Mobilization and milestone dates |
| Closeout | As-builts, O&M manuals, warranties |
Files open in Excel, Google Sheets, Numbers, Word or Google Docs.
Scope language that holds up.
Name the party
"Excluded: fire caulking, by Firestopping subcontractor" beats "by others".
Reference the spec
Tie each included item to a section, so quality requirements come with it.
Cover the in-between work
Blocking, access panels, patching, cleanup, hoisting. Assign them explicitly.
List the documents
The scope is only as current as the revision it was written against.
Items that fall between trades.
| Item | Usually disputed between |
|---|---|
| In-wall blocking | Drywall, millwork, specialties |
| Access panels | Drywall, MEP trades |
| Firestopping | Each penetrating trade, firestopping sub |
| Housekeeping pads | Concrete, mechanical |
| Final cleaning | Each trade, GC |
| Temporary power and lighting | Electrical, GC |
A template organizes the numbers. RenderDraw fills them from the drawings.
A scope of work starts from what the drawings actually show. RenderDraw proposes quantities by trade with source references, so the inclusions in your scope match what was taken off.
- Source on every row. Each proposed quantity keeps the sheet and location it came from.
- Estimator approval before pricing. Your estimator accepts, corrects or rejects proposals; nothing is priced until it is approved.
- Addenda through the same review. Changed sheets go back through takeoff and estimator review.
- Your assemblies, your rates. Approved rows hand off to your assemblies, labor units and pricing inputs.

Scope of work construction template, answered.
What is a scope of work in construction?
A document describing exactly what work a contractor or subcontractor will perform, based on which documents, and what is excluded. It is often attached to a subcontract or proposal.
What should a construction scope of work include?
Purpose, contract documents with revisions, work included, work excluded with the responsible party, materials and equipment, site logistics, schedule, quality and acceptance, safety and closeout.
How detailed should a scope of work be?
Detailed enough that two different crews would build the same thing. Reference spec sections and drawing sheets rather than describing the work in general terms.
What is the difference between a scope of work and a statement of work?
In construction they are often used interchangeably. A statement of work sometimes also covers deliverables, pricing and terms.
