The construction cost estimating formula, as a calculator.

Enter line items with unit material cost and labor hours per unit, then layer tax, equipment, subcontracts, overhead, contingency and profit. Switch between markup and margin and watch the bid price change.

Send one plan set. See what the AI extracts and what it flags for review. No obligation.

How the math works

Standard formulas, shown on the page.

Nothing hidden. These are the same steps an estimator runs on a takeoff sheet.

1. Direct material

For each line item, quantity times unit material cost, then add sales tax.

material = Σ qty × unit cost × (1 + tax)

2. Direct labor

Quantity times labor hours per unit gives hours; hours times the burdened rate gives labor cost.

labor = Σ qty × hrs/unit × rate

3. Indirects and risk

Add equipment and subcontracts for direct cost, then overhead on direct cost and contingency on the total so far.

cost = direct × (1 + OH) × (1 + contingency)

4. Markup vs. margin

Markup is a percentage of cost; margin is a percentage of price. 10% markup gives a 9.1% margin; a 10% margin needs an 11.1% markup.

markup: price = cost × (1 + p) margin: price = cost ÷ (1 − p)

Human review, by design

From calculator to bid: get the quantities off the drawings.

Speed is easy to promise. Defensible numbers are the job, so RenderDraw keeps the estimator in control of every quantity that gets priced.

  • Source on every row. Each quantity keeps its source sheet, location and reviewer decision.
  • Lowest confidence first. The review queue shows the drawing tile with the detection highlighted and the extracted value.
  • Uncertain items flagged, not hidden. Anything the AI can't confirm goes to the estimator rather than being guessed.
  • Nothing priced before approval. Rows move on to pricing only after they are accepted.

FAQ

Questions estimators ask

What is the formula for construction cost estimating?

Total price = (material + labor + equipment + subcontracts) × (1 + overhead) × (1 + contingency), then profit applied as markup on cost or margin on price. Material and labor come from quantity × unit cost and quantity × hours per unit.

What is a unit cost worksheet?

A table of line items with quantity, unit of measure, unit material cost and labor hours or cost per unit. It is the core of a detailed estimate and the format this calculator uses.

What is the difference between markup and margin?

Markup is profit as a percentage of cost; margin is profit as a percentage of the selling price. The same dollar profit is a higher percentage as markup than as margin.

Can AI calculate construction materials?

AI can propose the quantities: counts, lengths and areas from the drawings. RenderDraw links each to its source sheet for estimator review, and you carry the approved quantities into a unit-cost workbook like this one.

Where do quantities come from?

From the takeoff. Quantities are the inputs to every formula on this page, so a missed or double-counted item flows straight into price.

Send one representative trade plan set. RenderDraw reviews it and follows up with what the AI extracted and what it flagged for review. Your files remain private while the request is assessed, and there is no obligation.

  1. Upload the plan set, legends and schedules, the spec sections for your scope and any addenda.
  2. RenderDraw reviews the set and the scope you want tested.
  3. We follow up with extracted quantities, flagged items and next steps.
