Drywall cost per square foot, hang & finish
Board, mud, tape and screws per square foot come from USG's published rates. Labor comes from your crew. Add burden, overhead and profit and the calculator shows the sell price per square foot and where the money goes.

Every default here is an example input, not a market price: material prices, production rates, wages and markups vary by region, job and contractor. Finishing material rates per the USG Gypsum Construction Handbook / J371 guide. Overhead and profit are applied as markups on cost (profit on cost + overhead), which is why "profit as % of price" is lower than the profit %.

Material is the small part
On commercial work, drywall material is the easy part to price. Per 1,000 sq ft, USG puts finishing at about 370 LF of tape and 10 gallons of All Purpose compound, with about 2.7 lb of screws per 1,000 sq ft of board. Labor is where the price is made: hanging production depends on height, sheet size and openings; finishing production depends on the finish level in the spec, the number of corners and the amount of bead.
- Board. Price per square foot of the board type (Type X, moisture-resistant, abuse-resistant), plus waste.
- Finishing materials. Compound, tape, screws and bead at USG's rates. Add corner bead and trim as their own lines.
- Labor. Square feet per crew-hour, hang and finish combined, or split them into two calculators for more control.
- Finish level. Level 4 is common for painted walls; Level 5 adds a skim coat and changes both material and labor.
- Height and access. Lifts and scaffolding reduce production and add equipment.
Cost to sell price
| Variable | Effect |
|---|---|
| Level 5 finish | More compound and finishing labor |
| Ceilings and soffits | Lower production than walls |
| Rated multi-layer walls | More board and screws, less finishing per board sq ft |
| Heights over 12 ft | Lifts or scaffold, lower production |
| Curved walls | Specialty board, slower |

One price per partition type
The most defensible drywall bid gives one unit price per partition type on the partition schedule and applies it to the board area of that type. Ceilings, soffits and shaft walls get their own prices. That way an addendum that changes a wall type changes one line, not the whole bid.
RenderDraw's AI takeoff proposes partition lengths and board areas by type from plans and the partition schedule with the source sheet attached, so every unit price lands on a checked quantity.
Wall lengths, ceiling areas and door counts, traceable.
RenderDraw's AI takeoff proposes partition lengths, ceiling areas and opening counts from plans, wall types and RCPs, each tied to its source, then routes uncertain items to estimator review.
- Partition lengths by wall type. Linked to the plan and the wall-type legend.
- Ceiling areas from the RCP. Kept by room and ceiling type.
- Doors and openings counted. For deductions, frames and headers.
- Estimator approval. Heights, waste, labor and margin stay with you.

Questions estimators ask.
How do you calculate drywall cost per square foot?
Add board and finishing material per square foot to labor per square foot (crew cost per hour divided by production), add equipment, then apply overhead and profit.
How much compound and tape per square foot of drywall?
USG's guidance is about 370 LF of tape and 10 gallons of All Purpose compound per 1,000 sq ft of finished surface.
Why is drywall priced per square foot of board?
Board area is what the crew hangs and finishes. Floor area hides the amount of wall in the building.
Does finish level change the price?
Yes. Level 5 requires a skim coat over the whole surface, adding compound and labor compared with Level 4.
