Rooms, waste, acclimation
Hardwood installs are priced by square foot, but the work is room by room: each room has its own layout direction, cuts, transitions and thresholds. Waste depends on board length, layout (straight, diagonal, herringbone) and room shape. Solid hardwood needs acclimation time and moisture checks; engineered products may be glued, nailed or floated. Each choice changes material and labor.
- Square footage. Room by room from drawings or field measurements. Closets and hallways have higher waste.
- Waste. Straight lay in large rooms needs less; diagonal and patterned layouts need more.
- Underlayment and moisture barrier. Per the flooring manufacturer and substrate.
- Fasteners or adhesive. Per the installation method.
- Sanding and finishing. Site-finished floors add sanding, stain and finish coats; price them as separate production lines.
