LVT cost per square foot, built from your inputs
Luxury vinyl tile pricing varies by product, substrate and crew. Build the number the way a flooring estimator does: plank, adhesive and accessories per square foot with waste, crew production and burden, then overhead and profit.
- Material with waste
- Crew production
- Burdened labor
- Overhead and profit
1 · Quantity
2 · Material per sq ft Example values: replace with your quotes
3 · Labor & equipment
4 · Markup
Every default here is an example input, not a market price: material prices, production rates, wages and markups vary by region, job and contractor. Adhesive coverage comes from the manufacturer's trowel and spread-rate chart. Overhead and profit are applied as markups on cost (profit on cost + overhead), which is why "profit as % of price" is lower than the profit %.

Material, labor, markup
An LVT price per square foot hides several decisions. Glue-down commercial LVT, click-lock floating floors and loose-lay products install differently and use different accessories. Plank size and pattern change waste: herringbone and chevron waste far more than straight lay. Substrate prep, moisture mitigation and leveling can swing the price more than the product. The calculator builds the number from components so you can see which one moves it.
- Product. Price per square foot from your distributor, plus waste for the pattern.
- Adhesive. Coverage from the adhesive data sheet for the trowel the product requires.
- Accessories. Base, transitions and reducers as an allowance per square foot, or as separate LF lines.
- Labor. Square feet per crew-hour from your history for the product and pattern.
- Markup. Overhead and profit on cost.
From cost to sell price
| Factor | Effect on LVT price |
|---|---|
| Herringbone or chevron | Higher waste, slower install |
| Floating vs glue-down | Different accessories and labor |
| Moisture mitigation | Separate system and cost |
| Occupied or phased work | Lower production |
| Small rooms, many doorways | More transitions, lower production |
One price per system
Build one unit price per finish code on the finish schedule (for example LVT-1 straight lay, LVT-2 herringbone) and apply it to the areas for that code. Price prep, base and transitions separately. This keeps the bid explainable and makes alternates easy.
RenderDraw's AI takeoff proposes areas by finish code from plans and schedules with the sheet attached, so unit prices land on checked quantities.
Finish areas and transitions, room by room.
RenderDraw's AI takeoff proposes finish polygons, transitions and base from floor plans and the finish schedule, links each quantity to its sheet, and holds uncertain items for estimator review.
- Finish polygons by room. Each area carries the finish code from the schedule.
- Transitions and base as linear quantities. Captured alongside the areas.
- Addenda through the same review. Send the changed sheets back through takeoff and estimator review.
- Waste and pricing stay yours. Apply your waste factors, labor and margin to reviewed rows.

Questions estimators ask.
How do you calculate LVT cost per square foot?
Add material per square foot (product, adhesive and accessories with waste) to labor per square foot (crew cost per hour divided by production) and equipment, then apply overhead and profit.
What waste factor is used for LVT?
It depends on pattern and room shape. Straight lay in large rooms wastes least; herringbone and small rooms waste most. Use your own history.
Is prep included in the LVT price?
Not in this calculator. Price moisture testing, mitigation and leveling as separate items.
Why not use an average installed price?
Averages mix products, regions and conditions. Your own inputs give a number you can defend.
Can RenderDraw price flooring?
Not on its own. RenderDraw's AI takeoff proposes areas from drawings for estimator review, and approved quantities hand off to your pricing. Book a demo.
Put your LVT price on areas you trust.
Send a set with a finish plan. RenderDraw proposes areas by finish code, base and transitions with their sheets, ready for your unit prices.
- Upload the plans, specs and schedules, plus an addendum if you have one.
- RenderDraw reviews the set and the scope you want tested.
