Painting price per square foot, built from your costs.

Market averages for painting price per square foot don't know your crew, your overhead or your city, whether that's Toronto, Chicago or Dallas. Build the number from paint, production rates, labor, overhead and profit, per square foot or per square meter.

How the math works

Standard formulas, shown on the page.

Nothing hidden. These are the same steps an estimator runs on a takeoff sheet.

1. Paint

Area × coats ÷ spread rate, plus a loss allowance. Multiply by price per gallon; add sundries (tape, plastic, caulk, rollers) as a percentage.

gal = area × coats ÷ spread × (1 + loss)

2. Labor

Area × coats ÷ production rate gives application hours; add prep hours. Multiply by your burdened rate.

hours = area × coats ÷ rate + prep

3. Cost

Paint + sundries + labor, then overhead.

cost = (paint + sundries + labor) × (1 + OH)

4. Price per area

Apply profit as markup and divide by area. Switch to metric for price per m².

$/sq ft = cost × (1 + profit) ÷ area

Why your price per square foot differs

Same area, different prices.

01

Height and access

Ceilings, stairwells and high walls need lifts or scaffold and slow production. Price them as separate areas with their own rates.

02

Cut-in and openings

Rooms with many doors, windows and trim take longer per square foot than open warehouse walls.

03

Spec and system

Primer requirements, number of coats and specialty coatings change both material and labor.

Human review, by design

From calculator to bid: get the quantities off the drawings.

Speed is easy to promise. Defensible numbers are the job, so RenderDraw keeps the estimator in control of every quantity that gets priced.

  • Source on every row. Each quantity keeps its source sheet, location and reviewer decision.
  • Lowest confidence first. The review queue shows the drawing tile with the detection highlighted and the extracted value.
  • Uncertain items flagged, not hidden. Anything the AI can't confirm goes to the estimator rather than being guessed.
  • Nothing priced before approval. Rows move on to pricing only after they are accepted.

FAQ

Questions estimators ask

What is the painting price per square foot?

It depends on your labor rate, production, overhead, profit and the job's conditions, which is why market averages vary so much between cities. This calculator builds it from your own numbers.

How do I calculate painting price per square meter?

Switch the calculator to metric. Area, spread rate and production rate convert, and the result shows as price per m².

How do painters price commercial jobs?

Most estimate area by surface type from the drawings, apply production rates per coat, add prep, materials, overhead and profit, and check the result as a price per square foot.

What production rate should I use?

Your own tracked rate by surface and method is best. Published reference ranges exist, but height, access and cut-in change them a lot.

Can RenderDraw measure paintable area from plans?

Yes. RenderDraw proposes wall areas by finish code with openings, ceiling areas from RCPs and door counts from the schedule, each linked to its sheet, for estimator review.

Start small

See what the AI reads on your own drawings.

Send one representative painting plan set. RenderDraw reviews it and follows up with what the AI extracted and what it flagged for review. Your files remain private while the request is assessed, and there is no obligation.

  1. Upload floor plans, reflected ceiling plans, the room finish schedule, the door schedule and the Division 09 painting/coatings spec.
  2. RenderDraw reviews the set and the scope you want tested.
  3. We follow up with extracted quantities, flagged items and next steps.
