Fireproofing

Fireproofing takeoff from the steel takeoff.

Spray-applied and intumescent fireproofing are priced from the same members a steel estimator counts, plus ratings and UL designs. RenderDraw proposes members by size from framing plans, with the source attached, so fireproofing estimators can apply ratings and thickness rules.

What gets taken off

The quantities a insulation estimator actually needs

These are the items RenderDraw proposes from the drawings, each linked to the sheet it came from, for your estimator to accept, correct or reject.

How it works

From plan set to reviewed quantities.

AI-powered, human-approved. Each stage records what ran, what changed and who approved it.

Start with your bid package

Drawings, specs and addenda together: wall sections, partition types, roof sections and the Division 07 insulation spec.

AI proposes quantities

Counts, lengths and areas come back with the source sheet and location attached to every row.

Estimator review

Low-confidence items surface first. Your estimator accepts, corrects or rejects each one.

Map to your assemblies

Approved quantities map to your items, assemblies and estimating assumptions.

Price reviewed rows

Labor units, material pricing and supplier quotes apply only to rows that passed review.

Hand off with evidence

Approved quantities move on to pricing and visual CPQ with the evidence trail still attached.

Fact check

What we checked (November 2026)

  • Code (IBC 2021, §704.13): SFRM must match the listing. Sprayed fire-resistant material has to be applied in line with the fire-resistance rating and its listing. That covers minimum thickness and dry density, method of application, substrate condition and any bonding adhesives or sealants (§704.13.1).
  • Substrate condition (§704.13.3):
    • Steel must be free of dirt, oil, loose scale and anything that prevents adhesion.
    • Primed or painted steel is allowed only where testing shows adhesion is maintained.
    • Check the paint spec. A shop primer on beams that get fireproofing can change both the product and the price.
  • Thickness comes from the listed design. Thickness depends on the UL (or other listed) design, the rating and the member's size, usually expressed as its W/D ratio. Takeoff gives you members by size and length; the fireproofing estimator applies thickness from the design.
  • Intumescent coatings are priced by dry film thickness and surface area per foot. They are more sensitive to member size than SFRM.
Worked example (illustrative)
40 beams W16x26, 30 ft each = 1,200 LF; heated perimeter about 4.4 ft/LF (check the listing method) surface area = 1,200 x 4.4 = 5,280 SF; at the listed thickness for the rating -> board-feet of SFRM (perimeter and thickness are placeholders; take them from the design and the manufacturer's tables)
Human review, by design

The AI drafts. Your estimator decides.

Speed is easy to promise. Defensible numbers are the job, so RenderDraw keeps the estimator in control of every quantity that gets priced.

  • Source on every row. Each quantity keeps its source sheet, location and reviewer decision.
  • Lowest confidence first. The review queue shows the drawing tile with the detection highlighted and the extracted value.
  • Uncertain items flagged, not hidden. Anything the AI can't confirm goes to the estimator rather than being guessed.
  • Nothing priced before approval. Rows move on to pricing only after they are accepted.

FAQ

Questions estimators ask

How is fireproofing estimated?

From member sizes and lengths, ratings and UL designs, converted to surface area and thickness, then material and labor.

Does RenderDraw calculate thickness?

No. It provides members by size; thickness comes from the UL design and spec.

What should we send?

Structural framing plans, schedules, life safety plans and the fireproofing spec.

Does it handle intumescent?

Member quantities apply to any system; system rules apply in pricing.

See what the AI reads on your own drawings.

Send one representative insulation plan set. RenderDraw reviews it and follows up with what the AI extracted and what it flagged for review. Your files remain private while the request is assessed, and there is no obligation.

  1. Upload wall sections, partition types, roof sections and the Division 07 insulation spec.
  2. RenderDraw reviews the set and the scope you want tested.
  3. We follow up with extracted quantities, flagged items and next steps.
