Interior wall framing cost calculator

Enter wall length, height and stud spacing, add openings and corners, and get studs, plates or track, header material and, if you add prices and a labor rate, the framing cost per square foot of wall.

  • Wood or steel studs
  • Extras at openings and corners
  • Plates and track
  • Cost per square foot

4 · Waste & cost

Layout math is standard: studs = wall length ÷ spacing + 1, plus extras at openings and corners. Extra studs per opening and corner, plate lines, waste and costs are editable assumptions; your framing details and wall types govern.

How framing lumber is estimated

Layout, then extras

Studs start with the layout: wall length divided by spacing, plus one to close the run. Then come the extras the layout does not show: king and jack studs and cripples at openings, extra studs at corners and partition intersections, blocking and backing. Plates add linear footage along every wall, typically one bottom plate and a double top plate for wood bearing walls, or a bottom and top track for steel stud partitions. Waste covers crooked stock, cut-offs and mistakes.

  • Spacing. 16 in o.c. is common; 24 in o.c. for many non-bearing partitions; 12 in where the board, height or loading requires it.
  • Openings. Each door or window adds studs and a header. Use your own detail: a typical wood opening adds two kings, two jacks and cripples.
  • Corners and intersections. Two or three extra studs each, depending on the corner detail.
  • Plates or track. Linear feet times plate lines, rounded up to stock lengths.
Price per square foot of wall, not per square foot of floor. Framing cost per square foot of floor area hides wall density: a medical office has far more wall per floor foot than a warehouse. Use wall area for unit prices.

Studs, plates and cost

SpacingLayout studs per 10 LF of wall
12 in o.c.11
16 in o.c.9 (7.5 rounded up to 8, plus one)
24 in o.c.6
layout studs = ceil(length × 12 ÷ spacing) + 1 studs = (layout + openings × extras + corners × extras) × (1 + waste) plates (LF) = length × plate lines → pieces = ceil(LF × (1 + waste) ÷ stock length) headers (LF) = openings × header length × plies cost per sq ft = (studs × price + plate pieces × price + labor) ÷ (length × height)

Steel stud gauges, heights and spacing come from the manufacturer's limiting-height tables and the partition schedule. Extras per opening and corner, waste and costs are your assumptions.

Framing cost

What moves the unit price

Framing cost per square foot of wall moves with height (taller walls need heavier studs and lifts), opening density, corners, soffits and bulkheads, backing for wall-hung items, and rated or acoustic assemblies with extra plates or resilient channel. Carry those as separate items or adjustments rather than burying them in a single rate. If the job mixes wood and steel framing, run them separately.

The slow part is the takeoff: tracing every partition and tagging its type. RenderDraw's AI takeoff proposes partition lengths by wall type from the plans with links to the sheet, so you apply these formulas to checked lengths.

Where RenderDraw fits

Wall lengths, ceiling areas and door counts, traceable.

RenderDraw's AI takeoff proposes partition lengths, ceiling areas and opening counts from plans, wall types and RCPs, each tied to its source, then routes uncertain items to estimator review.

  • Partition lengths by wall type. Linked to the plan and the wall-type legend.
  • Ceiling areas from the RCP. Kept by room and ceiling type.
  • Doors and openings counted. For deductions, frames and headers.
  • Estimator approval. Heights, waste, labor and margin stay with you.

FAQ

Questions estimators ask.

How many studs do I need for a wall?

Divide the wall length in inches by the spacing, round up and add one. Then add extras for openings and corners and apply waste. A 40 ft wall at 16 in o.c. starts at 31 layout studs.

How do I estimate framing lumber?

Count studs from layout plus extras, plates as wall length times plate lines, and headers from openings. Add waste and convert to the stock lengths you buy.

What is a typical framing cost per square foot?

It varies by region, material, height and wall density, so the calculator uses your prices and labor rate rather than a national average.

How do I estimate steel stud framing?

The same way: studs from spacing, plus track at top and bottom. Use the manufacturer's limiting-height tables to select gauge and spacing.

Can RenderDraw do a framing takeoff?
