General contractor software, from precon to closeout.
GCs juggle preconstruction, estimating, bid leveling, project management and financials, often in separate systems. The handoff from precon to delivery is where quantities and assumptions get lost. Here's the stack by stage, what's publicly priced, a worked bid-leveling example, and a checklist for the handoff.

GC software by stage
| Stage | Jobs to be done | Examples |
|---|---|---|
| Precon | Takeoff, estimating, bid management, bid leveling, sub qualification | Forma Takeoff, Forma Estimate, ProEst, BuildingConnected, TradeTapp, Procore Estimating and Bid Management, On-Screen Takeoff, Bluebeam |
| Delivery | Project management, RFIs, submittals, drawings, scheduling | Procore, Autodesk Forma Build, Oracle Aconex, Primavera P6, Microsoft Project |
| Financials | Job cost, accounting, pay apps, retainage | Sage 300 CRE, Viewpoint Vista, Foundation, QuickBooks |
| Residential and remodelers | All-in-one: estimates, schedules, client portal | Buildertrend, JobTread |
What's published (Nov 2026)
- Procore: quote-based, with unlimited users, data and 24/7 support. The Field Productivity product is priced by FTE.
- Autodesk Forma Takeoff: $1,290 per user per year. BuildingConnected Pro and TradeTapp: quote ("Request a Quote").
- Autodesk Forma Data Management (formerly Docs): from $45/month.
- JobTread: $199/month plus $20/month per internal user, or $159/month billed annually ($1,908/year). No contract or setup fees.
Enterprise ERP (Sage, Viewpoint) is quoted. Budget for implementation and data migration, not just licenses.
A worked example
Leveling means adjusting sub bids to the same scope before comparing them.
Sub A Sub B Sub C
Base bid $612,000 $575,000 $598,000
Excludes ceilings? incl. +$38,000 incl. (plug B with your estimate)
Excludes FRP? incl. incl. +$9,500
Bond (1.2%) incl. +$6,900 incl.
Leveled total $612,000 $619,900 $607,500
-> Low leveled bid is Sub C, not Sub B
Plugs come from your own estimate or another bidder's line item. Keep a scope matrix (rows = scope items, columns = bidders) so the comparison is item by item. And don't shop the numbers: sharing one sub's price with another damages trust, and public-works listing laws restrict post-award substitution in some states.
Precon to delivery
- Map estimate line items to the job cost codes the PM will track.
- Carry quantities with sources into the budget, so buyout and change orders compare against the same numbers.
- Hand over the scope matrix, qualifications and exclusions for each buyout package.
- Record allowances and alternates separately, so they're tracked, not absorbed.
- Note which drawings and addenda the estimate used.
Where GC stacks fail
- Two sources of truth for drawings, one in precon and one in the PM tool.
- Cost code mismatch between the estimating tool and the ERP, which forces manual rekeying.
- Per-user pricing that discourages giving field staff access.
The quantities a trade estimator actually needs
These are the items RenderDraw proposes from the drawings, each linked to the sheet it came from, for your estimator to accept, correct or reject.
| Item | What is measured or counted | Where it comes from |
|---|---|---|
| Counts | Symbols, devices, fixtures and doors against the legend | Plans, legends, schedules |
| Lengths | Walls, runs, edges and linear items | Plans, details |
| Areas | Rooms, finishes, roofs, paving | Plans, finish schedules |
| Volumes | Concrete, earthwork, fill | Sections, schedules |
| Scope items | Requirements, exclusions and alternates | Specs, general notes, addenda |

AI proposes quantities
Counts, lengths and areas come back with the source sheet and location attached to every row.
Estimator review
Low-confidence items surface first. Your estimator accepts, corrects or rejects each one.
Map to your assemblies
Approved quantities map to your items, assemblies and estimating assumptions.
Price reviewed rows
Labor units, material pricing and supplier quotes apply only to rows that passed review.
Hand off with evidence
Reviewed quantities move on to your estimate, catalog or quote workflow with the source trail still attached.
Supported files and tasks depend on your trade and implementation. Confirm them in the free sample run.
The AI drafts. Your estimator decides.
Speed is easy to promise. Defensible numbers are the job, so RenderDraw keeps the estimator in control of every quantity that gets priced.
- Source on every row. Each quantity keeps its source sheet, location and reviewer decision.
- Lowest confidence first. The review queue shows the drawing tile with the detection highlighted and the extracted value.
- Uncertain items flagged, not hidden. Anything the AI can't confirm goes to the estimator rather than being guessed.
- Nothing priced before approval. Rows move on to pricing only after they are accepted.

Questions estimators ask.
What is general contractor management software?
Software for running GC operations across precon (estimating, bidding), delivery (project management, documents) and financials (job cost, accounting).
How much does Procore cost?
Procore pricing is quote-based. It advertises unlimited users, data and 24/7 support, except the Field Productivity product, which is priced by FTE.
What is bid leveling?
Adjusting subcontractor bids to a common scope, by adding plugs for exclusions, so they can be compared fairly.
Where does RenderDraw fit?
At takeoff in precon. AI proposes quantities with the source sheet on every row for estimator review. It doesn't replace project management or accounting tools.
What integrations matter most?
Takeoff to estimate, estimate to job cost codes, and documents shared between precon and delivery.

Send one representative trade plan set. RenderDraw reviews it and follows up with what the AI extracted and what it flagged for review. Your files remain private while the request is assessed, and there is no obligation.
- Upload the plan set, legends and schedules, the spec sections for your scope and any addenda.
- RenderDraw reviews the set and the scope you want tested.
- We follow up with extracted quantities, flagged items and next steps.
Where these numbers come from
We checked this guide against the standards, manufacturer documents and industry references below (last reviewed November 2026). Figures marked as rules of thumb are typical ranges, not requirements; your project documents, local code and your own cost history govern.
