Flooring estimates: measure fast, price right.
MeasureSquare is flooring takeoff and estimating software known for roll-goods layout, seaming and material optimization. Before you price it or an alternative, decide where your hours actually go: measuring existing rooms, taking off commercial finish plans, or optimizing cuts and seams. Different tools are built for different parts of that.
Statements about MeasureSquare are based on its public positioning and may change. Confirm current features, modules and pricing with the vendor before deciding.

MeasureSquare today
Per MeasureSquare's site (checked November 2026), the product line includes:
- MeasureSquare 8: desktop takeoff and estimating for carpet, sheet vinyl, tile and hardwood, measuring floors, walls and ceilings, with reports, bid proposals, purchase orders and work orders. Editions include commercial and multi-family.
- MeasureSquare Mobile: a residential app that connects to lasers and draws floor plans on site so a sales rep can quote in the home.
- Stone & Tile: layout, slab optimization, vein matching and tile pattern design.
- MeasureSquare CRM: web-based lead, quote and installation scheduling.
- The site also promotes "MeasureSquare AI."
The company says it has more than 4,500 business customers and 22+ years in the market.
What we could verify
MeasureSquare's pricing page offers a free trial (no credit card) and shows annual and monthly plans per user, but subscription prices didn't display when we checked. Items with visible prices were the Onboarding Starter Kit at $400 and classroom training in Pasadena at $199 per person per day. Get current subscription pricing from the vendor, and ask:
| Ask about | Why it matters |
|---|---|
| Which edition (retail, commercial, multi-family, stone & tile) | Features and price differ |
| Per-user licensing and annual vs. monthly | Adding an estimator or a seasonal seat changes cost |
| Mobile, CRM, cloud storage and API as add-ons | They're listed separately on the pricing page |
| Training and onboarding | Separate line items |
| Data export | Can you export layouts and quantities if you leave? |
Other flooring tools
| Tool | Best fit | Notes |
|---|---|---|
| Measure Desktop (Cyncly) | Flooring dealers using RFMS business software | rfms.com now redirects to Cyncly, which sells RFMS and Measure Desktop |
| General takeoff tools (Bluebeam, PlanSwift, On-Screen Takeoff) | Commercial contractors who take off many trades | Area takeoff is fine; roll-goods seaming and cut optimization are not their focus |
| Field measuring apps | Measuring existing rooms in remodel and retail work | Faster than tape-and-sketch; check against site conditions |
| AI-assisted plan takeoff | Commercial finish plans with many rooms and finishes | Proposes areas by finish for review; doesn't do seam layout |
Three flooring jobs, three tools
- Existing rooms (retail, remodel, insurance). Measure on site. MeasurePro by RenderDraw is an iPhone and iPad app that captures rooms with LiDAR on supported devices (or tap-to-capture without LiDAR), lets you correct walls and openings, and exports a PDF report, CSV quantities, JSON or a USDZ 3D model. Review measurements against site conditions before ordering material.
- Commercial finish plans. Take off finish areas, base and transitions from drawings by room and finish tag. RenderDraw's AI takeoff proposes these with the source sheet on each row for estimator review.
- Roll-goods layout and seaming. Carpet and sheet vinyl seam placement, pattern match and cut optimization are specialized. Dedicated flooring tools like MeasureSquare focus here, and it's where they earn their price.
Many commercial flooring contractors use more than one: plan takeoff for areas by finish, and a flooring-specific tool for seaming and cut lists on roll goods.
Roll goods vs. area takeoff
Illustrative. A 30 × 45 ft room in 12 ft broadloom:
Run lengthwise (45 ft): 30 ft width ÷ 12 ft roll = 2.5 → 3 drops × 45 ft = 135 lf
Material: 135 lf × 12 ft = 1,620 sf = 180 sy (20% over net, before pattern match)
Run crosswise (30 ft): 45 ÷ 12 = 3.75 → 4 drops × 30 ft = 120 lf = 160 sy (but more seams)
An area takeoff tells you 150 sy. The order depends on roll width, seam direction, pattern repeat and fill pieces. That's the problem layout software solves.

Questions estimators ask.
How much does MeasureSquare cost?
MeasureSquare sells annual and monthly per-user plans and offers a free trial; subscription prices weren't displayed when we checked. Onboarding was listed at $400 and classroom training at $199 per person per day. Confirm current pricing with the vendor.
What is MeasureSquare used for?
Flooring takeoff and estimating: measuring, roll-goods layout and seaming, material calculations, proposals, purchase orders and work orders.
Is there a free app for measuring rooms?
MeasurePro by RenderDraw runs on iPhone and iPad; check the App Store listing for current pricing. It captures rooms, lets you correct the plan, and exports PDF reports and CSV quantities.
Can RenderDraw take off commercial flooring?
Yes. RenderDraw's AI takeoff proposes finish areas, base and transitions from plan sets with the source sheet on each row, and your estimator approves them before pricing. It doesn't do roll-goods seam layout.
How much flooring waste should I add?
It depends on material and layout. For roll goods, calculate from roll width, seam direction and pattern repeat rather than a flat percentage.
Send one plan set. Judge the result yourself.
A focused, no-obligation evaluation on your own drawings. Your sample files remain private while we assess the request.
- Upload one representative plan set (a legible PDF set is the most reliable starting point), plus an addendum if you have one.
- RenderDraw reviews the set and the scope you want tested.
- We follow up with what was extracted, what was flagged for review, and the most useful next step.
Where these numbers come from
We checked this guide against the standards, manufacturer documents and industry references below (last reviewed November 2026). Figures marked as rules of thumb are typical ranges, not requirements; your project documents, local code and your own cost history govern.
