Waterproofing estimating, system by system.
Waterproofing scope is spread across foundation sections, plaza and podium details, wet-area plans and sealant schedules. RenderDraw proposes areas and joint lengths by system with the sheet attached, so estimators can price and catch gaps between trades.

What to measure.
| System | Unit | Source |
|---|---|---|
| Below-grade walls | SF | Foundation sections, plans |
| Plaza / podium decks | SF, upturns LF | Deck plans, details |
| Wet areas | SF | Plans, finish schedule |
| Sealant joints | LF by type and size | Elevations, joint schedule |
| Air/vapor barriers | SF | Wall sections |
The quantities a roofing estimator actually needs
These are the items RenderDraw proposes from the drawings, each linked to the sheet it came from, for your estimator to accept, correct or reject.
| Item | What is measured or counted | Where it comes from |
|---|---|---|
| Roof areas | Area by system and slope | Roof plans |
| Perimeter & edges | Edge metal, coping, gutters | Roof plans, details |
| Penetrations | Curbs, pipes, drains, scuppers | Roof plans, mechanical sheets |
| Insulation | Tapered and flat insulation areas | Tapered plans |
| Flashing | Wall flashing, counterflashing lengths | Details, elevations |
From plan set to reviewed quantities.
AI-powered, human-approved. Each stage records what ran, what changed and who approved it.
Start with your bid package
Drawings, specs and addenda together: roof plans, tapered insulation plans, roof details, the mechanical roof plan and the Division 07 spec sections.
AI proposes quantities
Counts, lengths and areas come back with the source sheet and location attached to every row.
Estimator review
Low-confidence items surface first. Your estimator accepts, corrects or rejects each one.
Map to your assemblies
Approved quantities map to your items, assemblies and estimating assumptions.
Price reviewed rows
Labor units, material pricing and supplier quotes apply only to rows that passed review.
Hand off with evidence
Approved quantities move on to pricing and visual CPQ with the evidence trail still attached.

What we checked (November 2026)
- Code (IBC 2021, §1805.3): where the ground-water investigation shows hydrostatic pressure and the design has no ground-water control system, walls and floors must be waterproofed, not just dampproofed.
- Wall waterproofing (§1805.3.2):
- Run it from the bottom of the wall to at least 12 in above the maximum ground-water elevation.
- Dampproof the rest of the wall.
- Price the two as separate areas, with the line set by the geotech's ground-water elevation.
- Joint sealants are taken off as linear feet by joint size and sealant type from the sealant schedule. Joint width and depth determine how many lineal feet each cartridge or sausage covers.
- Gaps between trades (rule of thumb): look at below-grade transitions, plaza and podium edges, penetrations and terminations at grade. Check that each detail names an installer.
The AI drafts. Your estimator decides.
Speed is easy to promise. Defensible numbers are the job, so RenderDraw keeps the estimator in control of every quantity that gets priced.
- Source on every row. Each quantity keeps its source sheet, location and reviewer decision.
- Lowest confidence first. The review queue shows the drawing tile with the detection highlighted and the extracted value.
- Uncertain items flagged, not hidden. Anything the AI can't confirm goes to the estimator rather than being guessed.
- Nothing priced before approval. Rows move on to pricing only after they are accepted.

Questions estimators ask
How is waterproofing estimated?
By measuring areas and joints by system from the drawings and pricing material, labor and accessories per system.
Can AI do waterproofing takeoffs?
Yes. RenderDraw proposes areas and lengths for review.
What gets missed?
Upturns, terminations, penetrations and joints at transitions between systems.
What should we send?
Foundation, deck and wall sections, details, joint schedules and Division 07 specs.

Send one representative roofing plan set. RenderDraw reviews it and follows up with what the AI extracted and what it flagged for review. Your files remain private while the request is assessed, and there is no obligation.
- Upload roof plans, tapered insulation plans, roof details, the mechanical roof plan and the Division 07 spec sections.
- RenderDraw reviews the set and the scope you want tested.
- We follow up with extracted quantities, flagged items and next steps.
