FF&E

FF&E estimating from furniture plans and schedules.

FF&E packages are priced from schedules but counted on plans, often across many floors and room types. RenderDraw proposes counts by tag and links every item to its sheet, so your estimator can reconcile plan counts with the FF&E schedule.

Send one plan set. See what the AI extracts and what it flags for review. No obligation.

What gets taken off

The quantities a trade estimator actually needs

These are the items RenderDraw proposes from the drawings, each linked to the sheet it came from, for your estimator to accept, correct or reject.

How it works

From plan set to reviewed quantities.

AI-powered, human-approved. Each stage records what ran, what changed and who approved it.

Start with your bid package

Drawings, specs and addenda together: the plan set, legends and schedules, the spec sections for your scope and any addenda.

AI proposes quantities

Counts, lengths and areas come back with the source sheet and location attached to every row.

Estimator review

Low-confidence items surface first. Your estimator accepts, corrects or rejects each one.

Map to your assemblies

Approved quantities map to your items, assemblies and estimating assumptions.

Price reviewed rows

Labor units, material pricing and supplier quotes apply only to rows that passed review.

Hand off with evidence

Approved quantities move on to pricing and visual CPQ with the evidence trail still attached.

Supported files and tasks depend on your trade and implementation. Confirm them in the free sample run.

Fact check

What we checked (November 2026)

  • Responsibility codes: FF&E schedules often mark items with codes:
    • OFOI: owner-furnished, owner-installed.
    • OFCI: owner-furnished, contractor-installed.
    • CFCI: contractor-furnished, contractor-installed.
Count every item, but price only what your scope includes. OFCI items still carry receiving, storage, installation and protection labor.
  • Furniture standards: BIFMA publishes the ANSI/BIFMA safety and performance standards that specifications cite for commercial furniture (for example X5.1 for general-purpose office chairs). Check that substitute products meet the cited standard.
  • Rule of thumb: freight, receiving, delivery to the room, assembly, debris removal and sales tax can add a meaningful share on top of product cost. Build them as line items, not as a hidden markup.
Worked example (illustrative)
Hotel: 120 guest rooms x 1 desk chair (tag C-2) = 120; schedule lists 118 -> check the accessible rooms and the suite variants before you price either number

When this doesn't apply: if the owner buys FF&E directly through a procurement agent and you only receive and install, you need a count by room and a labor unit per item type. Product takeoff and pricing do not apply, but the counts and the delivery schedule still do.

Human review, by design

The AI drafts. Your estimator decides.

Speed is easy to promise. Defensible numbers are the job, so RenderDraw keeps the estimator in control of every quantity that gets priced.

  • Source on every row. Each quantity keeps its source sheet, location and reviewer decision.
  • Lowest confidence first. The review queue shows the drawing tile with the detection highlighted and the extracted value.
  • Uncertain items flagged, not hidden. Anything the AI can't confirm goes to the estimator rather than being guessed.
  • Nothing priced before approval. Rows move on to pricing only after they are accepted.

Start small

See what the AI reads on your own drawings.

Send one representative trade plan set. RenderDraw reviews it and follows up with what the AI extracted and what it flagged for review. Your files remain private while the request is assessed, and there is no obligation.

  1. Upload the plan set, legends and schedules, the spec sections for your scope and any addenda.
  2. RenderDraw reviews the set and the scope you want tested.
  3. We follow up with extracted quantities, flagged items and next steps.
