Bluebeam Revu, its AI features and quantity takeoff.

Bluebeam Revu is where many estimators already mark up plans. Its Tool Chest, measurement tools and Markups List make a capable manual takeoff system. Bluebeam now sells Revu by subscription tier, and the top tier, Max, adds AI drawing review and comparison. Here's what each tier does for takeoff, what the AI features actually do, and where a separate AI takeoff fits.

Pricing

Revu tiers for estimators

List prices on bluebeam.com, per user per year, billed annually (checked November 2026; Max is marked as an introductory price):

TierPriceWhat matters for takeoff
Basics$260Length and area measurement; no count or perimeter tools
Core$330Adds count, perimeter and volume, plus overlay/compare
Complete$440Adds Dynamic Fill, Quantity Link to Excel, batch automation
Max$590Everything in Complete, plus AI drawing reviews (Smart Review), AI drawing comparisons (Smart Overlay), AI integration via MCP, automated multi-view stitching

The gotcha: most trade takeoff relies on counts, so Basics is usually the wrong tier for estimators.

AI in Revu

What Max actually does

Bluebeam describes the Max-tier AI features as:

  • Smart Review: AI-powered drawing checks, such as missing sheets, missing door or plumbing fixture tags, and gridline consistency.
  • Smart Overlay: AI-powered comparison of sheet sets, with cross-discipline variance reporting.
  • AI integration via MCP: connects Revu to AI tools through the Model Context Protocol.

These are QA and comparison features. They help catch drawing problems and changes between sets. Takeoff in Revu is still done by marking up quantities with measurement and count tools.

Revu 20

End of life

Bluebeam listed Revu 20 end of support as July 31, 2026 and end of life as December 31, 2026. Per Bluebeam, perpetual Revu 20 licenses keep running locally after that date but lose Studio Sessions, Studio Projects and API integrations. Open and enterprise licenses are deactivated depending on maintenance status. If your team still runs Revu 20, plan the move to a Revu 21 subscription before year-end and test that your Tool Chest and profiles carry over.

Quantity takeoff in Revu

A clean Revu takeoff

  1. Calibrate each sheet and each viewport on a long known dimension, then check a second dimension in the other direction.
  2. Build tool sets in the Tool Chest by scope, with consistent subjects, layers and custom columns (type, size, formulas such as area × coats).
  3. Measure and count. Use Dynamic Fill (Complete and up) for irregular areas.
  4. Total in the Markups List, filtered by subject or layer.
  5. Export the Markups List to CSV, or use Quantity Link (Complete and up) to push totals into a spreadsheet.
  6. On addenda, use overlay/compare (Core and up) or Smart Overlay (Max) to find changed areas before re-measuring.

Bluebeam RevuManual measurement and counts; Max adds AI drawing review and comparisonTeams that live in PDF markups and collaboration

Many teams use both: Revu for markups, RFIs and collaboration, and AI takeoff for the first pass on quantities.

How it works

From plan set to reviewed quantities.

AI-powered, human-approved. Each stage records what ran, what changed and who approved it.

Upload the plan set, legends and schedules, the spec sections for your scope and any addenda. Add an addendum if you have one.

AI proposes quantities

Counts, lengths and areas come back with the source sheet and location attached to every row.

Estimator review

Low-confidence items surface first. Your estimator accepts, corrects or rejects each one.

Map to your assemblies

Approved quantities map to your items, assemblies and estimating assumptions.

Price reviewed rows

Labor units, material pricing and supplier quotes apply only to rows that passed review.

Hand off with evidence

Reviewed quantities move on to your estimate, catalog or quote workflow with the source trail still attached.

Supported files and tasks depend on your trade and implementation. Confirm them in the free sample run.

Human review, by design

The AI drafts. Your estimator decides.

Speed is easy to promise. Defensible numbers are the job, so RenderDraw keeps the estimator in control of every quantity that gets priced.

  • Source on every row. Each quantity keeps its source sheet, location and reviewer decision.
  • Lowest confidence first. The review queue shows the drawing tile with the detection highlighted and the extracted value.
  • Uncertain items flagged, not hidden. Anything the AI can't confirm goes to the estimator rather than being guessed.
  • Nothing priced before approval. Rows move on to pricing only after they are accepted.

FAQ

Questions estimators ask.

Does Bluebeam Revu have AI?

Yes, in the Max tier. Smart Review runs AI drawing checks, such as missing sheets or missing door and plumbing fixture tags. Smart Overlay compares sheet sets. Max also adds AI integration via MCP.

How much does Bluebeam Revu cost?

List prices in November 2026 were $260 (Basics), $330 (Core), $440 (Complete) and $590 (Max, introductory) per user per year.

Which Bluebeam tier do estimators need?

At least Core, which adds the count, perimeter and volume tools. Complete adds Dynamic Fill and Quantity Link to Excel.

When does Revu 20 reach end of life?

Bluebeam listed end of support on July 31, 2026 and end of life on December 31, 2026.

Does Bluebeam do automatic takeoff?

Revu's AI features focus on drawing review and comparison. Quantities are still marked up with measurement and count tools. RenderDraw proposes quantities for review. You can try it with a free sample takeoff.
