LiDAR (light detection and ranging): a sensor that measures distance by timing reflected light. On iPhone and iPad it builds a depth map of the scene, which apps use to measure rooms at true scale.
Apple has included LiDAR on Pro iPhone models starting with iPhone 12 Pro and on iPad Pro models starting in 2020. Check your device's specifications on Apple's site.
Scanning works best with good light, clear walls and steady movement. Glass, mirrors and very dark surfaces are harder. That is why a correction step matters.
