Area, waste, cartons
Vinyl composition tile is usually 12 × 12 in and sold by the carton, commonly 45 sq ft per carton (check the product). Estimating starts with the finish plan: area by finish code, with patterns and borders called out. Waste covers cuts at walls, columns and doorways; it rises with pattern complexity, small rooms and diagonal layouts. Adhesive follows the manufacturer's spread rate for the trowel specified, and new VCT normally receives multiple coats of floor finish.
- Field tile. Area × (1 + waste) ÷ carton coverage, rounded up to whole cartons.
- Patterns and accent colors. Take off each color separately; accent tiles have higher waste.
- Adhesive. Area ÷ spread rate from the adhesive data sheet.
- Floor finish. Area × coats ÷ coverage per gallon from the finish data sheet.
- Base and transitions. Rubber base in LF and transitions at each finish change, as separate lines.
Tiles to gallons
| Pattern | Typical waste range |
|---|---|
| Straight lay, large rooms | Low |
| Checkerboard or accent rows | Moderate |
| Small rooms, many doorways | Higher |
| Diagonal layout | Highest |
Waste ranges are qualitative; set the percentage from your own history. Adhesive and finish coverage come from the product data sheets.
Build it, don't guess
VCT is a commodity tile, so the difference between bids usually comes from labor, prep and waste rather than material. Build cost per square foot from tile, adhesive and finish per square foot, plus installation and finish labor. When you price the job, keep prep, base, transitions and moving furniture as separate items, so the owner sees what they are paying for.
RenderDraw's AI takeoff proposes floor areas by finish code from plans and finish schedules, with the source sheet attached and rooms it could not classify flagged for review.
Finish areas and transitions, room by room.
RenderDraw's AI takeoff proposes finish polygons, transitions and base from floor plans and the finish schedule, links each quantity to its sheet, and holds uncertain items for estimator review.
- Finish polygons by room. Each area carries the finish code from the schedule.
- Transitions and base as linear quantities. Captured alongside the areas.
- Addenda through the same review. Send the changed sheets back through takeoff and estimator review.
- Waste and pricing stay yours. Apply your waste factors, labor and margin to reviewed rows.

Questions estimators ask.
How many boxes of VCT do I need?
Multiply the area by 1 plus waste and divide by the carton coverage, then round up. 2,400 sq ft with 5% waste at 45 sq ft per carton is 56 cartons.
How much VCT adhesive do I need?
Divide the area by the spread rate on the adhesive data sheet for the trowel specified.
How many coats of finish go on new VCT?
It depends on the finish manufacturer and the specification. Multiple coats are typical; enter the coats from the spec.
What waste factor should I use for VCT?
It depends on room size, pattern and layout. Straight lay in large rooms needs the least; diagonal patterns and small rooms need the most.

Finish plans, measured by finish code.
Send a set with a finish plan. RenderDraw proposes areas by finish code, transitions and base with their sheets, and flags rooms it could not match to the schedule.
- Upload the plans, specs and schedules, plus an addendum if you have one.
- RenderDraw reviews the set and the scope you want tested.
- We follow up with extracted quantities, flagged items and next steps.
